BnL Estates Rentals Information & Rules

Thank you for your interest in renting at BnL Estates! Before you proceed in renting, please be sure to read through the estate covenant (viewable in the about land window) and the rest of this notecard. By visiting the region, you agree with all of the general estate rules and region specific rules set down in the covenant. By renting, you agree with the specific rules set down in this notecard.

We are willing to help accommodate the needs of our community and residents. If you find a rental box is not offering enough prims for your needs, or you would prefer an empty parcel rather than the build in place, please contact Matt Morris or Bind Lawksley as we are willing to make some adjustments if we can better accommodate your needs.

Rental rates are as follows:

Retail: L$1.50/prim per week (minimum based on store/parcel size)

Residential: L$1.25/prim per week (minimum based on parcel size)

Residential Parcel Tenant Information

 

  • Residents may add one partner to their rental box and request that partner to be added to the land group as a Resident.
  • Residents may also request 1 ALT be added to the land group as a Resident. This ALT should only be used by the resident and not another user.
  • All objects must be within your rented parcel and objects rezzed outside of this area without permission of the management will be returned. Repeated misuse of your rezzing privileges will be warned and may be cause for eviction and removal from the land group.
  • Residents are allowed to use a security device on their parcel. This device should NOT disturb the neighbors or visitors to neighboring residents or people passing by on public land. This device should also be set to eject from parcel only. Please add Bind Lawksley and Matt Morris to have access. Security devices should provide sufficient warning to allow avatars that have accidentally infringed upon the parcel to return to public land.
  • Residents will NOT have access to the parcel access/ban abilities unless specially granted by the management.
  • You are responsible for your guests actions and compliance with these rules.
  • Rent should only be paid to your rental box.
  • Rent should be paid on-time. If your rent is not kept current we may return your objects and re-rent your parcel.
  • No refunds for unoccupied rental periods.
  • By paying a rental box you agree to the BnL Estates Covenant. You may be evicted at any time without refund for violation of any of these rules or a violation of the LL Terms of Service.
  • Residents may choose to place a skybox on their parcel; platforms should be placed between 1500m and 3000m. The bottom of the skybox/platform should not extend below 1500m or the top/roof above 3000m.
  • BE AWARE of your prim count. All residents will remain within the prim limits of their rental box unless temporary permission to exceed the count has been given by Management. ALL excess prims will be returned without warning.
  • Breedable pets/objects must be cleared with the management BEFORE rezzed and will be limited in number if approved. Other pets may be rezzed (limit of 2) but script usage on these objects will be monitored, and excessive objects will be returned and pet privileges will be lost.
  • Residents may host parties on their parcel, but must limit visitors to a maximum of TEN avatars. Parties must be limited to no more than ONE per week. Special dispensations of this rule may be obtained by arranging it with the management.
  • Residents may not use their parcel as a club.

Retail Tenant Information

  • All objects must be within your rented shop and objects rezzed outside of this area without permission of the management will be returned. Repeated misuse of your rezzing privileges will be warned and may be cause for eviction and removal from the land group.
  • Avoid hover text – if it must be used check to see if it bleeds through outside of your shop and adjust to keep it inside.
  • Vendors should be idle when not in use by a customer.  No timer based actions such as auto-scrolling.
  • Temp rezzers should be pre-approved by management prior to use.
  • Provide your logo (a full perm texture) to Matt Morris or Bind Lawksley to have it placed on the exterior sign as well as placed on the Risian Flux webpage.
  • Retailers may NOT use a security device in their store. If there is a security concern, contact Bind Lawksley or Matt Morris with the details. Retailers will NOT have access to the parcel access/ban abilities.
  • No bots unless pre-approved by management.
  • NO breedable pets/objects may be rezzed by retailers.
  • You are responsible for your guests and shoppers actions and compliance with these rules.
